Lanning Architecture offers numerous services to a range of clients, budgets, and scales of design. We offer what is typically called “full services” for architectural projects, which includes schematic design, design development, construction documents, bidding and negotiating, and construction administration. As we move through these design and construction phases, we strive to maintain a consistent level of communication with the client, in order to ensure that the project takes shape in a timely manner and with the client’s priorities in mind.

  • Schematic design is the “design” part of the project where the vision begins to take shape, often in the form of multiple design ideas and schemes.

  • Design development is the phase in which we work to more fully determine your project’s composition, materials, dimensions, and specifications, all of which leads to the development of construction documents, the technical drawings created to guide the construction of the project.  

  • The bidding and negotiating services include finding the right builder and ensuring that the project will get built with care and attention to detail.  

  • Navigation of historic boards, design review boards, and neighborhood associations for the design review process is a service we offer that ensures the project is a success in its neighborhood.

  • Construction administration is a service where we help to ensure that the intention of the construction documents is met during construction.

Other services available:

  • Pre-design services including master planning for subdivisions, site evaluation services, feasibility studies, among others.  

  • Interior Design services where we provide additional detailing, finish selection, and product specifications to provide a complete architectural package.  

  • Design Review advocacy when it is necessary to develop a presentation to a neighborhood association, a historic board or the board of adjustment in order to move the project forward.
